What is HBIM (Heritage BIM) and what are its advantages when applied in restoration and redevelopment projects

The acronym HBIM (Heritage Building Information Modelling) specifies the application of the BIM methodology to:

  • modelling of historic buildings;
  • damage and decay area surveys management;
  • assisted planning tools for restoration, recovery, protection, conservation and maintenance of existing heritage assets.

Modelling a historic building means taking into account the presence of non-standard elements characterized by deformations and irregularities, survey uncertainties regarding construction techniques, the presence of degradation phenomena, etc.

BIM processes, together with the most recent surveying techniques (laser scanners, drones or cameras for terrestrial photogrammetry) can now fulfil the promise to overcome the traditional obstacles of designing recovery and redevelopment interventions offering extraordinary advantages in terms of precision, high speed 3D models processing, data availability and sharing, maintenance interventions scheduling, promotion and use of the asset with advanced technologies (such as virtual or augmented reality).

The 3D model can be used as a basis for analysing the surveyed stage and for defining interventions at the design stage. With just a few simple steps, you get:

  • a realistic representation of the surveyed stage together with a detailed overview of the building’s crack patterns with orthophoto overlays
  • representations of degraded areas with their relating fills and legends
  • a BIM model that can be consulted, implemented and updated over time
  • detailed drawings with photorealistic elevations

Damaged zones and degradation areas aren’t just simple graphical representations but BIM objects capable of providing all the necessary crack pattern data and information.

Simply trace the building’s damage zones using the "brush" tool, assign its characteristics (type, severity, causes), define and assign its "Symbology" and automatically obtain legends to be included in the final working drawings or construction documentation.

Also identify entire areas of decay with the same methodology. For each degradation phenomenon define depth, classification and thickness.

The decay tables and legends are automatically generated according to the NorMaL classification (unified method for studying the alterations of stone materials and for checking the effectiveness of conservation treatments of artefacts of historical and artistic interest) and are automatically updated at each change to the model.
