What is HBIM (Heritage BIM) and what are its advantages when applied in restoration and redevelopment projects

The acronym HBIM (Heritage Building Information Modelling) specifies the application of the BIM methodology to:

  • modelling of historic buildings;
  • damage and decay area surveys management;
  • assisted planning tools for restoration, recovery, protection, conservation and maintenance of existing heritage assets.

Modelling a historic building means taking into account the presence of non-standard elements characterized by deformations and irregularities, survey uncertainties regarding construction techniques, the presence of degradation phenomena, etc.

BIM processes, together with the most recent surveying techniques (laser scanners, drones or cameras for terrestrial photogrammetry) can now fulfil the promise to overcome the traditional obstacles of designing recovery and redevelopment interventions offering extraordinary advantages in terms of precision, high speed 3D models processing, data availability and sharing, maintenance interventions scheduling, promotion and use of the asset with advanced technologies (such as virtual or augmented reality).

3D digital model building starting from survey with point clouds | Edificius | ACCA software

Create a 3D digital model of the building starting from the survey with point clouds or from DXF/DWG/IFC drawings and models

With Edificius you can:

  • import point clouds (using the survey data acquired from laser scanners or cameras for terrestrial photogrammetry)
  • import drawings in the DXF/DWG file format
  • import the BIM model IFC file to automatically recognize objects
  • build the model by manually inserting objects (walls, floors, windows, etc.) together with measurements acquired from the site survey

You can also import land survey data into Edificius (with Google Maps or with other land survey files in DXF/DWG CAD formats) defining contour lines, plans and altimetric points.

Design vaults and dome types choosing from variety of objects | Edificius | ACCA software

Design a multitude of different vaults and dome types choosing from a variety of objects

Ever experienced the difficulty of modelling vaults after an existing heritage building survey?

With Edificius you can easily and rapidly model different types of vaults using new specific objects: barrel, rampant half-barrel, pavilion, polygonal base pavilion, cross-ribbed, domes, lunettes/hole, horizontal and vertical plane).

Without the need of any external modellers! Edificius guides you in defining the overall vault surface, the lower reference level and "delta".

Quickly customize the vault detailing elements such as the pier, infills, lunettes, arch positioning.

See a model preview from directly within the editor and observe the final result either in 3D view or in the Real-Time Rendering environment.

Insert ribs on the vault | Edificius | ACCA software

Insert ribs with a simple click on the vault

With Edificius you can automatically insert ribs on any edge both at intrados and extrados of the vault.

Thanks to the use of the magic wand tool, simply position the ribs on a solid extrusion, on a magnetic grid or on the curvatures of a previously modelled vault.

Model the wooden floors | Edificius | ACCA software

Model the wooden floors down to the smallest detail

With Edificius you can create and customize your HBIM model wooden floor decks in plan or 3D view by quickly defining:

  • the affected surface;
  • the spanning direction;
  • material layers (thickness, materials, etc.);
  • the section, the center distance (fixed pitch, by number, etc.) and the joist rotation angles.

Reproduce niches | Edificius | ACCA software

Reproduce niches with their elements characterizations

Insert the "niche" object into the HBIM model, even starting from an orthophoto.

Define the niche faithfully following the photographic survey while reproducing its geometric properties.

Define the thickness, depth and wall material layers with the aid of an extensive object library provided for free with the software.

Align the niche in relation to the wall, insert and define reveals, define the threshold (single or double-sided) and apply windows or doors.

Draw architectural elements by importing 3D objects | Edificius | ACCA software

Draw architectural and decorative elements of any kind by importing 3D objects from SketchUp®, Revit®, Blender®, Rhino/Grasshopper®...

In addition to specific objects for HBIM modelling, with Edificius you have all the tools to insert particularly complex architectural and decorative elements such as capitals, pilasters, frames, etc. into the project. while taking advantage of the integration with other solid modellers such as SketchUp®, Revit®, Blender®, Rhino/Grasshopper® and download 3D model objects from the web in these formats: .3DS, .SKP, .OBJ, etc.

Associate orthophotos to the building elements

Edificius allows you to associate an orthophoto with a part of the historic or existing building to:

  • represent two-dimensional elevations of architectural elements
  • define façade mappings (with the qualitative/quantitative identification of materials that form the surface and alteration and degradation phenomena)
Associate orthophotos to the building elements | Edificius | ACCA software
Recreate damage and decay areas | Edificius | ACCA software

Identify and recreate damage and decay areas

The 3D model can be used as a basis for analysing the surveyed stage and for defining interventions at the design stage. With just a few simple steps, you get:

  • a realistic representation of the surveyed stage together with a detailed overview of the building’s crack patterns with orthophoto overlays
  • representations of degraded areas with their relating fills and legends
  • a BIM model that can be consulted, implemented and updated over time
  • detailed drawings with photorealistic elevations
  • photorealistic renderings of the model to be used for project presentations.

Damaged zones and degradation areas aren’t just simple graphical representations but BIM objects capable of providing all the necessary crack pattern data and information.

Simply trace the building’s damage zones using the "brush" tool, assign its characteristics (type, severity, causes), define and assign its "Symbology" and automatically obtain legends to be included in the final working drawings or construction documentation.

Also identify entire areas of decay with the same methodology. For each degradation phenomenon define depth, classification and thickness.

The decay tables and legends are automatically generated according to the NorMaL classification (unified method for studying the alterations of stone materials and for checking the effectiveness of conservation treatments of artefacts of historical and artistic interest) and are automatically updated at each change to the model.
